The building is an adaptive, multi-phase office development that integrates the urban context, functional requirements, and sustainability considerations in a coherent manner.


Urban context and site conditions
The proposed office building is located in Budapest’s 13th district, at the corner of Üteg Street and Róbert Károly Boulevard, within an urban fabric that is currently undergoing active regeneration. The design responds to the site’s specific conditions, including the strong diagonal axis of the adjacent OMV building, as well as the potential integration of a future second phase.

Architectural conception and massing
The architectural concept is the result of three design phases: urban, technical, and formal. The urban design approach aimed to preserve existing structural axes, create high-quality green public spaces, and establish an inner courtyard.
During the technical phase, a massing strategy responsive to the site conditions was developed, while the final form emerged from a “folded ribbon” concept, generating green terraces and open spaces.

Façade Design and Floor Plan System
The building features three distinct façade conditions: a transparent, double-height ground-floor section, a ribbon-like folded façade with integrated green pockets, and a more restrained rear façade.
The floor plan allows for flexible subdivision of each level into multiple tenant units, while maintaining a continuous connection to the external environment.


Sustainability and technical solutions
Environmental awareness is an integral part of the design: an energy-efficient heat pump-based VRF system, full mechanical ventilation, and passive shading solutions are incorporated. Fire safety, electrical, and utility systems are integrated at a high technical standard, while the concept also flexibly allows for the independent implementation of the second phase.
