Enviroment

The diverse character of the site formed the basis of the design approach for the redevelopment of the former industrial BUSZESZ site in Óbuda. The site is enclosed by residential blocks, former industrial buildings, and the HÉV railway line, while at its centre, a locally protected building fragment and a preserved industrial chimney serve as reminders of the site’s former distillery.

Concept

The foundation of the development is a raised, landscaped ground plane that creates intimate, garden-oriented spaces towards the Danube while also providing natural noise protection from the HÉV line. A promenade connecting the site with its surroundings also establishes a link to the preserved industrial building, which could be given a new community or office function.

Massing

The checkerboard-like arrangement of the individual point blocks is designed to maximise views towards the Danube. The freestanding building volumes are interconnected by a system of office floors, bridges, and retail frontages that link them across multiple levels. The gently curved building elements establish a coherent architectural language: the soft geometry appears variously as retaining walls, parapets, and low façade walls, extending throughout every element of the development.

Spacial usage

The ground floors accommodate shops and offices opening onto the promenade, while the upper levels are predominantly residential. Recessed and projecting terraces provide both outdoor living spaces and panoramic views of the surrounding city and the Danube. The simple rendered façades and distinctive massing allow the architectural form itself to become the defining element of the overall appearance of the development.
