Liget Corner Office Park

The planning site is located in Budapest's 10th district, at the intersection of Fertő utca and Bihari utca, next to the city's largest public park, Népliget. It is surrounded by smaller warehouse/logistics buildings, office buildings, old industrial buildings and railway lines.

The development site has an area of 34,913 m² and, in accordance with the local building regulations, is suitable for industrial, warehouse, and commercial uses. The maximum gross buildable floor area is 69,826 m².

The developer’s requirement was to accommodate office buildings on the site while retaining the existing power plant and its equipment in operation. However, even the remaining plot area alongside the power plant buildings is too large to be developed as a single project.

With this in mind, we divided the site into four smaller plots, corresponding to the optimal construction phases. Each plot would allow for the development of an office building with approximately 14,000 m² of gross floor area (with the fourth building comprising approximately 25,000 m²), which is considered optimal from development, financial, leasing, and operational perspectives.

In the design of the buildings, particular attention was paid to giving each building its own distinctive identity. At the same time, the office park is composed of buildings that form a coherent ensemble in terms of both massing and façade design. Our aim was to create a distinctive architectural character while providing a calm and welcoming environment for those working here, achieved through a simple and elegant architectural language. On three sides, the building complex follows the coordinate system defined by the surrounding urban fabric. However, the northern side of the rectangular overall configuration is cut by the curve of the railway line. In response to the irregular shape of the site, the building wings extending into the inner part of the block break away from the orthogonal system through a series of dynamic angular shifts. A wide, landscaped pedestrian promenade runs between these wings, providing both pedestrian access to the buildings and a recreational outdoor environment for employees. This significantly enhances the overall quality and value of the office park. The buildings are composed of interlocking volumes, with façades alternating between smooth, structured curtain walling and glazed surfaces shaded by vertical fins. The strict rhythm of the vertical fins echoes the façade treatment of the surrounding industrial buildings.
